Why Is This Tiny, Small Town, Maine Home Priced At $250,000?
In the last few years, we have seen real estate prices in Maine skyrocket. A home that had been going for $100,000 was now going for $200,000 or $250,000.
Even knowing that, a recent posting in the mid-coast town of Searsmont really made some of us scratch our heads.
According to Realtor.com. the home at 326 Woodsmans Mill Road is small. Very small. In fact, it is practically a tiny home. It encompasses only 850 square feet!
Despite its small size, it still has a living room, kitchen, bathroom, laundry nook (inside the bathroom), and two bedrooms. Located in the loft, the two bedrooms have room for up to three people.
The property has a decent sized driveway, actually it is more of a parking lot, that can accommodate up to four vehicles. It also comes with 2.5 acres of land.

The real question we have is whether or not it is really worth $250,000. It is a very small home that doesn't really come with that much land. And, it is a decent distance from the ocean, too. It is about 12 miles from Belfast. So, it isn't like you're paying for ocean views or easy access to the ocean.
This is where you say that anything is worth whatever people are willing to pay for it. Okay, I guess. But, would you pay that much for it?
We can think of one really good reason to pay that much for the house. We'd pay that much if it was going to be used as an investment or rental property. It would make a really great Airbnb / VRBO rental.
